What is NALS?

NALS (The National Approved Letting Scheme) is an independent, not for profit licensing scheme for lettings and management agents operating in the Private Rented Sector. Established in 1999 by the Empty Homes Agency with the backing of industry organisations such as ARLA and RICS the aim was to establish a single badge for consumers to look for and understand the service and protections a NALS firm offered through adherence to strict licensing criteria.

NALS is a well-respected organisation recognised by Government, tenant and landlords organisations alike and is the only agent organisation whose sole focus is consumer protection.

Tenants and landlords can have confidence in NALS firms because they have agreed to:

  • Meet defined standards of customer service
  • Be part of a Client Money Protection Scheme
  • Have a written customer complaints procedure available on request offering adjudication through a redress scheme
  • Have current Professional Indemnity Insurance
  • Hold a dedicated client bank account designated as only holding clients money
  • Commit to an annual independent inspection of their client accounting procedures

These requirements and service standards provide protection and security for both tenants and landlords.

What is a Client Money Protection (CMP) Scheme?

It is a scheme which offers recompense to tenants and landlords of rent and deposits* where monies have been misappropriated or fraudulently used by a firm. All firms who are licensed by NALS are part of a CMP Scheme.

For firms who are part of another regulatory body operating in the Private Rented Sector when they sign up to NALS, we recognise the CMP schemes that those organisations operate. For firms who are part of NALS only, they are included under the NALS CMP scheme. The operation of the various schemes and the scope of them may differ and if the firm you are using is covered by the RICS, ARLA, UKALA or Law Society schemes you can contact those organisations direct for further information on their client money protection arrangements.

What does the Client Money Protection Scheme mean?

The NALS Client Money Protection Scheme offers protection and peace of mind for both landlords and tenants.

Landlord’s fees:

  • Fee for a full management service is 16% plus VAT, (19.2% incl. VAT).
  • Registration of deposit with The Dispute Service (TDS): Managed Property £25.00. Non Managed Property £100.00.
  • Inventory make including check-in costs are payable to the Inventory Clerk. Prices vary according to the size of the property and whether it is furnished or unfurnished. Scale of costs are currently from £130.00 to £270.00 per tenancy.
  • EPC (Energy Performance Certificate) £96.00.
  • Gas Safety Certificate £96.00.

All fees include 20% VAT.
